These are the scripts and dialogues Jeff and his team still use to this day when working with buyers and sellers in the Real Estate market!

CENTER OF INFLUENCE & PAST CLIENT "I HAVE A GOAL" SCRIPT

Utilize this script to maintain a relationship and continue to receive referrals. Your SOI and PC database should really be considered your data"bank" because that's where the highest ROI of your time will come from, specifically this group.  

EXPIRED LISTING SCRIPT

The expired listing script was actually the very first script I used when I started in the business in 2003. I have taken over 100 listings a year since then using this exact script. What I like about the expired listings is that they are ready to go now, a little tougher to work, but this is the most motivated client you could work with.  

FOR SALE BY OWNER SCRIPT

This for sale by owner script has been giving me and our team of Inside Sales Associates success for years! Unlike other scripts it does not mislead the client and gets you in the door quickly. My rule of thumb on FSBO's is that he or she who follows up the most and gets in there first, wins the game. 

LISTING PRESENTATION SCRIPT

This is the EXACT listing presentation script that I use to take over 15 listings a month personally. Collectively, our team at Jeff Glover & Associates take anywhere from 75-100 listings per month using this exact script.  

JUST LISTED/JUST SOLD SCRIPT

Also known as circle prospecting, the Just Listed and Just Sold script will get you leads and ultimately in the door of a motivated seller and/or buyer. It's a great script to use in a market where listings are scarce and is a wonderful tool for when you have a buyer that needs to be in a specific neighborhood.  

COMMON SELLER OBJECTIONS SCRIPT

We took every objection that I have ever received over the years and put my handlers in writing. I always say that the sale is won or lost depending on how well you handle their objections. Master these objections and beat out your competition. 

PRICING PRESENTATION SCRIPT

Probably one of the more crucial parts to the presentation. Screw this up and you're not getting the listing. Don't be like the rest of the agents in town who just take a listing to take a listing. Price a home to sell and accomplish what they hired you to do.  

PREQUALFYING SCRIPT

Utilize this script 100% of the time for every listing appointment to ensure you're most prepared for the appointment, and more importantly, it's an appointment that makes sense for you to go on. Utilizing this script will increase your conversion ratios, help save time by not going on unqualified appointments and also increase your level of professionalism with your client.
